Q: Are you Regulated?
A: Yes. We are members of the Property Redress Scheme regulated through the Ombudsman.  We are also registered with the government authorised Deposit Protection Service Custodial Scheme.  In addition we are qualified in sales, lettings and property management through the National Association of Property Professionals awarding body.
Q: Are you an Estate Agent?
A. Yes.  We are a Limited Company who provide the full spectrum of residential sales and letting services expected of an estate agent. This can include valuations, marketing, arranging and conducting viewings and negotiating your property sale or let. We will communicate with your solicitors where necessary and once an offer has been accepted will even handover keys on completion.
Q: Why are your prices more competitive than others?
A: We have reduced the costs and overheads not associated with the sale or letting of your property. Expensive vehicles, shop fronts and high staffing levels still apply to some agencies. We believe that the vast majority of people search for property on line and may never even visit a high street agent.  Saving on unnecessary overheads means that we can charge you less for a service that will exceed your expectations.  Make up your own mind and look at the emerging market, speak to people who have recently purchased or let a house and understand how they found out about the property and what was important to them.
Q. Why do I need to prove my identity before you market my property?
A. Anti Money Laundering Legislation requires estate agents to verify the identity of their clients. This formality is conducted with the minimum of inconvenience to you.
Q. Will my property be on the market for the right price?
A. Whether selling or letting a property the valuation is not an exact science.  We research recent sales or lettings in the area and take account of current demand for your type of property. Other factors include the property, style, location, condition, décor and size of the accommodation.  In addition the needs and circumstances of the seller or landlord may need to be considered in order to get the right price. Ultimatly you the client decide at what price your property is to be marketed at.
Q. Should I give you a key to my home and will you accompany buyers or tenants to view?
A. Most owners prefer to leave keys with us for viewing appointments and we will always accompany potential purchasers if you choose this as an option. Keys are protected and are never released without your prior permission and authority.
Q. Will you contact me after each viewing?
A. Yes. We know the importance of good and timely communication between you and all parties involved when marketing your property.  As such we operate outside of conventional agency hours and communication can be 24/7.
