Money Laundering, right to rent and referencing
Where an offer is accepted, the prospective tenant(s) will be required to confirm their identity and the right to rent by law. We will need to see your driving licence or passport along with recent utility bills to confirm your residence. You will also be subject to reference checks and the landlord's approval and a contract.

Tenant Selection

Selection is not on a first come, first served basis and the Landlord will decide which tenant(s) they choose to let the property to. If you have any questions relating to the selection criteria, it remains your responsibility to pursue enquiries with us and satisfy yourself of all salient points.


Agency Fees Apply

Applicant fees will be charged upfront and as indicated below and payable by BACS transfer. Agency fees are non-refundable.

*Joint Applicants fee £270.00

*Additional Applicant fee £60.00

*Shared House (HMO) Rent a Room Applicant fee £75.00

Guarantor £60.00 (Per Guarantor non-refundable)

International Applicant £60.00 (In addition to single/ joint / additional applicant or shared house application fee and per applicant, non-refundable)


Tenancy Renewal Fee £10.00 (Non-refundable)


Deposit (Our standard deposit is equal to 1 months rent - this may be subject to change depending on individual circumstances)

Fees indicated are for, but are not limited to, processing tenants deposit, check-in inventory, photographs and schedule of condition, tenancy agreement and referencing.

**These fees reflect an AST agreement for a private tenant. None 1988 agreements such as a Company Let will incur different fees.



You will need to earn a gross annual income equal to or greater than 2.5 times the annual rent amount. If the criteria is not met a guarantor may be required. In this instance an additional fee of £60 inc VAT per guarantor will be incurred by you. All tenant(s) and guarantors’ will be required to sign the tenancy agreement prior to the commencement of the tenancy. Applications may be rejected legally by the landlord or if our criteria is not met.
