Electrician – From complete re-wiring or the smaller jobs that may need to be done around your new home. For Landlords it is essential that an in date Electrical Installation Condition Report (EICR) is available for each tenancy. These last for five years and are a legal requirement.

Plumber/Gas Safety Engineer – The last thing you need when you move into a new home is an issue with the plumbing, or your boiler. As a Landlord you are legally required to have an annual Gas Safety Certificate issued after an inspection.

Energy Performance Certificate – For both sellers of properties and Landlords, an Energy Performance Certificate (EPC) will be needed to market the property. This document lasts for ten years. With rental properties the grading should be at a minimum of ‘E’, anything under this grading, ‘F’ or ’G’ it would be illegal to rent the property.
