Yes, you have many responsibilities in the capacity of being a Landlord, these include the Fire Safety and Health and Safety aspects of the property. But, you also have a responsibility from the onset of any tenancy agreement to provide the right documentation to your tenant. This is for your benefit as well as the benefit of your tenant.
For all tenancies that started on or after 1st October 2015, if you do not as a Landlord provide the right documentation you will lose the right to serve Section 21s notices to your tenant if needed. So, it is wise no later than the day of check in of a tenant to ensure the following documents and checks are completed.

It is imperative that all smoke alarms are placed in adequate areas of the property (at least one per floor) and any carbon monoxide detectors are placed within the same room as any solid fuel appliances. These alarms should be tested on the day of check-in and in front of in-going tenants.
One responsibility that Landlords do not take seriously enough is an Inventory. This document can be a godsend if there is any dispute regarding damage to property at the end of a tenancy. I’ve seen many so-called documents that are supposed Inventories created by Landlords and generally they are a sheet of A4 paper with no real description or detail. Where inventories are concerned…the more detailed they have, the better your chances of gaining a positive outcome on any claim, and always back up an inventory with photographs…date stamped on the day of check-in.
